After more than a decade structuring deals and managing capital for major film studios, I have found that the core principles of disciplined finance are industry-agnostic. The same strategic framework that guides a film from script to screen can be directly applied to de-risk and execute a multi-million-dollar real estate development in a complex international market.
As the founder of Nomadvestor, I recently led a $23M wellness resort development in Bali. The project was a real-world test of this thesis. Here is how the Hollywood studio playbook translates to global real estate.
1. The Greenlight Process as Due Diligence
In a studio, a film is not greenlit without a rigorous analysis of its commercial viability — script, talent, comparable titles, and global market appetite. In real estate, the due diligence is identical in principle. For our Bali project, we conducted months of analysis on location, tourism trends, competitive landscape, and the legal and regulatory environment. You cannot break ground without a rock-solid foundation of data.
2. The Budget as the Blueprint
A film's budget is a meticulous, living document. The same is true for a real estate development. Every line item, from construction materials to marketing, must be budgeted and tracked with intense rigor. For the Bali resort, we implemented the same P&L management systems I used at CBS Films, which allowed us to deliver the project with a 15% cost savings through aggressive vendor negotiations and disciplined capital allocation.
